South of Horizons Towers in downtown San Diego Marina District, sits the neighborhood’s last remaining empty lot where BOSA is set to soon start construction of First and Island condos.
This lot located at a prime location will soon have San Diego’s newest luxury condo tower expected to begin construction sometime in 2026/2027. Just a few blocks to the San Diego bay, in the peaceful and well established Marina District, this location is as good as it gets for those that desire to live in a peaceful neighborhood, but very close to all the action in Little Italy, the waterfront and East Village districts.
First and Island is projected to be 35 stories high (about 415 feet) with 215 condominium residences totaling 273,129 square feet.
The developer is BOSA Development, a San Diego icon for luxury high rise development and SD’s favorite developer in charge of other luxury towers such as Savina, Pacific Gate, Bayside, The Grande, Park Place and others.
My first impression from the renderings is that this project will be ultra high end, probably matching the standards set by Pacific Gate. The condo tower will be set on the north west corner of the lot to maximize the views from the tower towards the bay considering Harbor Club towers sit south east of this lot and the massive Manchester Hyatt hotel sits south west of this lot. North of the lot is Horizons condo tower and north west of the lot is The Pinnacle condo tower. With all this into consideration some specific levels and orientations at First & Island condos will offer some incredible views of the bay, the mountains and city skyline.
Amenities will be located on level 4 on the west side of the lot and the tower will feature a motor court entry accessible from Island Avenue.
No announcements have been made regarding amenities, services, floor plans, timelines or pricing yet.
