The Gaslamp District condo market remained a small but active segment of Downtown San Diego real estate during 2024. Known primarily for its historic architecture, restaurants, nightlife, entertainment venues, and proximity to Petco Park and the Convention Center, the Gaslamp Quarter also offers a limited collection of residential opportunities for buyers who want to live in the center of downtown activity.
Sales during 2024 included residences at Gaslamp City Square, Trellis, the Hard Rock Hotel, and Samuel Fox Lofts. Because these properties vary significantly in size and type, values within the neighborhood can differ considerably from one building to another.
A total of 47 Gaslamp District residences closed during 2024, representing approximately $19.56 million in total sales volume. The average selling price was approximately $416,268, while the median sale price was $315,000.
On a price-per-square-foot basis, properties sold for an average of approximately $750 per square foot, with a median of $756 per square foot.
2024 Gaslamp District Condo Market Statistics
The Gaslamp continued to offer a wide range of price points in 2024, largely because of the substantial number of smaller Hard Rock Hotel residences that changed hands during the year.

The relatively low median sale price does not necessarily mean that conventional Gaslamp condos were selling around $315,000. A large number of the year’s transactions were compact Hard Rock Hotel units, many measuring between roughly 300 and 430 square feet. Those sales had a significant influence on the neighborhood-wide figures.
Gaslamp City Square Remained a Primary Residential Option
Gaslamp City Square continued to represent one of the main conventional condominium choices in the neighborhood during 2024.
One-bedroom residences sold between approximately $435,000 and $545,000, while two-bedroom homes ranged from approximately $685,000 to $720,000.
The highest Gaslamp City Square transaction was a larger two-bedroom residence that sold for $720,000, while another two-bedroom unit closed for $685,000.
Price-per-square-foot values generally ranged from the low-$600s to mid-$800s, depending on residence size and floor plan.
For buyers looking for a more traditional full-time condominium in the heart of the Gaslamp Quarter, Gaslamp City Square continued to be one of the neighborhood’s principal residential communities.
Trellis Led the Conventional Condo Market
Trellis was especially active during 2024 and produced many of the strongest conventional condominium sales in the Gaslamp District.
Two-bedroom residences generally sold between approximately $600,000 and $760,000, while one-bedroom condos commonly traded between roughly $525,000 and $588,000.
Two separate residences sold for $759,900, representing the highest selling prices among the 2024 Gaslamp sales.
Price-per-square-foot values were also strong. Many one-bedroom residences traded close to or above $775 per square foot, while unit #1116 sold for approximately $879 per square foot.
A smaller studio at Trellis #218 sold for $455,000, or approximately $1,058 per square foot, one of the highest price-per-square-foot transactions of the year.
As is often the case, the smaller floor plan produced a substantially higher price per square foot than the building’s larger residences.
Hard Rock Hotel Accounted for Much of the 2024 Activity
The Hard Rock Hotel represented a very large share of Gaslamp transactions during 2024.
Most of these hotel-condo residences were exceptionally compact, generally ranging from approximately 311 to 431 square feet. Selling prices were therefore much lower than those found at conventional condominium buildings.
Hard Rock residences sold from approximately $230,000 to $330,000, with many transactions concentrated between $245,000 and $290,000.
Despite those relatively low overall prices, price-per-square-foot figures were often high because of the small residence sizes.
Unit #1208 sold for $330,000, or approximately $1,061 per square foot, the highest price per square foot among all 2024 Gaslamp sales. Unit #1212 followed closely at approximately $1,029 per square foot.
At the other end of the spectrum, several larger 431-square-foot residences traded in the mid-$500s to $600s per square foot.
Hard Rock Sales Should Be Viewed Separately
The unusually high number of Hard Rock Hotel transactions is important when interpreting the broader Gaslamp District condo market.
Hard Rock residences are different from conventional Downtown San Diego condos in terms of ownership structure, use, floor plans, amenities, and buyer profile. They are also considerably smaller than most traditional residences at Trellis or Gaslamp City Square.
As a result, the neighborhood-wide median selling price of $315,000 should not be used as a direct benchmark for a conventional one- or two-bedroom Gaslamp condo.
For traditional residential properties, the 2024 market generally operated at significantly higher total selling prices.
Samuel Fox Lofts Added Another Distinct Property Type
Samuel Fox Lofts recorded a sale at $610,000 during 2024.
The residence offered 1,224 square feet and sold for approximately $498 per square foot, the lowest price-per-square-foot transaction among the Gaslamp sales for the year.
This again illustrates the substantial variation found within the neighborhood. Larger loft-style residences can command considerably lower price-per-square-foot figures than compact hotel-condo units while still selling for much higher total prices.
What the 2024 Gaslamp District Condo Sales Tell Us
Overall, the Gaslamp District condo market in Downtown San Diego recorded 47 closed sales totaling approximately $19.6 million during 2024.
The median selling price was $315,000, while the median value was approximately $756 per square foot. However, those figures were heavily influenced by the unusually large number of smaller Hard Rock Hotel transactions.
For conventional residential buildings such as Trellis and Gaslamp City Square, selling prices generally remained considerably higher, with larger one- and two-bedroom residences commonly trading from the $500,000s into the mid-$700,000s.
The broad price-per-square-foot range of $498 to $1,061 reinforces why Gaslamp real estate should be evaluated building by building rather than relying primarily on a neighborhood-wide average.
For buyers and sellers evaluating Gaslamp District condos for sale in San Diego, the most meaningful comparisons are usually recent sales within the same building and similar floor plans. Residence size, building type, ownership structure, condition, floor level, parking, amenities, and intended use can all have a significant impact on value.
