The Cortez Hill condo market remained active during 2024, continuing to offer buyers a quieter residential setting within Downtown San Diego while still providing convenient access to Little Italy, Balboa Park, the waterfront, employment centers, restaurants, and entertainment.
Cortez Hill’s housing stock is particularly diverse, ranging from smaller studio and one-bedroom residences to larger high-rise condos and historic properties. Buildings represented in the 2024 sales included Aloft, Aria, Cortez Blu, Discovery, El Cortez, Solara Lofts, Symphony Terrace, The Mills, Park View, and Beech Tower.
During 2024, 53 Cortez Hill condos closed, representing approximately $35.23 million in total sales volume. The average selling price was approximately $664,789, while the median sale price was $649,000.
On a price-per-square-foot basis, condos sold for an average of approximately $634 per square foot, with a median of $620 per square foot.
2024 Cortez Hill Condo Market Statistics
Cortez Hill continued to offer a relatively broad range of price points during 2024, with smaller residences available below $500,000 and premium high-rise condos reaching well above $1 million.

The relatively close relationship between the average and median selling prices shows that most transactions remained concentrated within the neighborhood’s middle price range, despite a small number of sales above $1 million.
Aria Remained One of Cortez Hill’s Stronger High-Rise Options
Aria recorded a broad range of sales during 2024, with most two- and three-bedroom residences selling between approximately $629,000 and $1.07 million.
Higher-floor residences generally commanded stronger pricing. Unit #1903 sold for $1.07 million, or approximately $790 per square foot, while #1004 closed for $1.045 million, or approximately $771 per square foot.
By comparison, lower-floor residences generally traded in the $540 to $650 per-square-foot range.
These sales highlight the importance of elevation, views, and floor plan when evaluating Aria condos and Cortez Hill real estate.
Cortez Blu Recorded the Highest Sale of the Year
Cortez Blu produced the strongest total sale price in Cortez Hill during 2024.
Unit #2001, a 1,882-square-foot two-bedroom residence, sold for $1.8 million, or approximately $956 per square foot.
That transaction represented both the highest selling price and highest price per square foot among the 2024 Cortez Hill sales.
Other Cortez Blu transactions were substantially lower, including a one-bedroom residence at $445,000 and a larger lower-floor two-bedroom residence at $525,000.
The wide spread within the building demonstrates how dramatically floor level, views, size, and unit location can influence value in a high-rise condominium.
Discovery Continued to Offer a Broad Range of Residences
Discovery remained one of the more active buildings in the Cortez Hill condo market during 2024.
One-bedroom residences sold from approximately $475,000 to $490,000, while two-bedroom homes generally traded from the low-$700,000s into the mid-$800,000s.
Discovery #907 sold for approximately $850,000, or $750 per square foot, while #102 closed for $834,000 at approximately $658 per square foot.
The variation reflects Discovery’s wide selection of floor plans, elevations, orientations, and view exposures.
El Cortez Continued to Provide a Distinctive Historic Option
Historic El Cortez continued to offer something very different from Cortez Hill’s newer high-rise buildings.
Sales ranged from approximately $358,000 to $655,000 during 2024. One-bedroom residences generally sold between the high-$300,000s and mid-$600,000s, while two-bedroom homes were mostly concentrated around $590,000 to $620,000.
Price-per-square-foot values generally remained in the $500s and low-$600s, considerably below the strongest high-rise sales in Aria or Cortez Blu.
The building’s historic character, larger traditional layouts, and architectural style make direct price-per-square-foot comparisons with newer properties less meaningful.
Solara Lofts Offered Larger Floor Plans at Moderate Values
Solara Lofts also remained an important part of the Cortez Hill market.
The building’s comparatively large residences often resulted in lower price-per-square-foot figures despite solid overall sale prices.
For example, unit #303 offered 1,642 square feet and sold for $775,000, or approximately $472 per square foot, one of the lowest price-per-square-foot sales in Cortez Hill during the year.
Other Solara Lofts residences generally sold between approximately $645,000 and $694,000, with price-per-square-foot values ranging mostly from the mid-$500s to low-$700s.
The Mills and Symphony Terrace Provided More Accessible Options
The Mills continued to offer some of Cortez Hill’s more affordable residences during 2024.
A studio sold for $342,000, while one-bedroom residences ranged from approximately $498,000 to $553,000. A larger two-bedroom residence sold for $655,000.
Symphony Terrace followed a similar pattern, with one-bedroom condos selling around $470,000 to $475,000 and a two-bedroom residence closing at $649,000.
These communities provide buyers with alternatives to Cortez Hill’s larger high-rise buildings while still offering the neighborhood’s central Downtown San Diego location.
What the 2024 Cortez Hill Condo Sales Tell Us
Overall, 2024 was another solid year for the Cortez Hill condo market in Downtown San Diego, with 53 closed sales totaling approximately $35.2 million.
The median selling price of $649,000 and median value of $620 per square foot provide useful benchmarks for understanding the neighborhood during the year.
However, the range from $472 to $956 per square foot illustrates how much values can differ depending on the individual property. Cortez Hill includes everything from historic residences and studios to larger lofts and modern high-rise condos, making neighborhood-wide averages useful primarily as a general reference.
For buyers and sellers evaluating Cortez Hill condos for sale in San Diego, building, floor level, views, residence size, floor plan, interior condition, renovations, parking, and overall location within the neighborhood can all materially affect market value.
The most useful comparison is typically with recent sales in the same building and, whenever possible, residences with similar floor plans, elevations, and view orientations.
