The upward price momentum on the downtown San Diego condominium market continued for the fist three quarters of 2013 with inventory rising and prices leveling off towards the end of the year.
In 2013 there were 907 MLS registered property sales in downtown San Diego. Please note that this only includes the downtown market (92101 zip code) and the figures represented here are only for MLS registered sales which might not include new construction condo sales, for sale by owner transactions and other re sale units not posted into the MLS by the selling brokerage. However, as most Real Estate sales today happen thru cooperating brokers on the MLS these figures are a great representation of the current state of the downtown San Diego Real Estate market.
The average selling price for a downtown San Diego condo in 2013 was $534,915 (up from 470,852 in 2012 and $425,850 in 2011).
The average selling price per square foot for a downtown San Diego condo in 2013 was $468 per foot (up from $400 in 2012 $366 in 2011).
Selling prices for downtown San Diego condos in 2013 ranged between $124,000 (for a studio residence at Smart Corner) to $3,400,000 (for a 3 bedroom 5 bath condo at The Metropolitan luxury high rise building).
Pricing per square foot ranged from $215 for a studio residence in an entry level building (Element on the East Village) to $1,0312 per foot for a high floor residence at The Pinnacle luxury condo building.
On average downtown San Diego condo sellers in 2013 received 98% of their asking price just like in 2012.

Building with the least Sales
There were several buildings with just 1 condo sale in 2013. Amongst them are Symphony Terrace and several Bankers Hill smaller residential complexes.
Building with the most Sales
The building with the most sales in 2012 was The Mark with 37 condo sales.
This was followed by The Grande with 35 condo sales and Icon with 31 condo sales each respectively.

The neighborhood with the least sales in 2013 was Bankers Hill with 54 sales followed by the Gaslamp District with 45 sales. This last is not surprising as the Gaslamp only has 3 residential buildings.

The neighborhood with the most sales in 2013 was the East Village District with 264 condo sales. This was followed by the Marina District with 174 condo sales.
