What’s the average price per square foot for a downtown San Diego condo?
In 2023 the average price per square foot for a downtown San Diego condo was $790. This is up from $786 in 2022 (view our 2022 condo market report) and $646 registered in 2021 (view our 2021 condo market report).
2023 had 524 downtown condo sales vs. 822 sales in 2022. Low inventory and high interest rates were the main factors contributing to the decline in sales volume in the downtown San Diego condo market in 2023.
Transactions ranged from $279,000 for a studio at Hard Rock Hotel hotel to $4,650,000 for a penthouse at Pacific Gate.
From a price per square foot perspective 2023 sales ranged from 435 per sq ft for a condo at 235 on Market building to $1,979 per square foot for an estate level condo at Pacific Gate that sold for $4,025,000 (residence 4003). For a third year in a row Pacific Gate had the highest price per square foot sale in all of downtown San Diego, the highest average price per square foot and the highest sold price for a downtown condo.
Please note that these figures only take into account MLS registered sales and do not include off market sales and new construction deals that might have not been entered into the MLS by a developer. Please note that in 2023 there were no developer sales as no new construction building have been completed in downtown San Diego since Savina in 2019.
Pacific Gate was the most expensive building in downtown San Diego in 2023 with an average selling price per square foot equivalent to $1,271 (up from $1,246 in 2022). This was followed by Savina with an average selling price of $1,141 (up from $1,137 per sq ft in 2022).
The Pinnacle follows in third place with an average selling price of $1,022 per square foot. 350 Ash comes in 4th place with $960 average selling price per square foot (please note only one sale took place in this building in 2023). The Grande South completes the top five with an average selling price of $941 per sq ft.
