Sapphire Tower San Diego condos are located in the Columbia (Waterfront) district of Downtown San Diego. It’s about 2 blocks from the San Diego bay and three blocks to the shops and restaurants in the Little Italy district. The new $44 million public park project (which is expected to be completed by January 2013) is about 2 blocks away and will be ideal for pet owners and green space lovers as this will add much needed park space to San Diego’s waterfront.

The Santa Fe Depot is right next door to Sapphire Tower San Diego which adds the convenience of having the train station very accessible for those that commute or use the train service to North County and Los Angeles area.

GENERAL AMENITIES | Rating: 8.5 out of 10
Sapphire Tower’s amenities are not the best among luxury high rise buildings in San Diego but are very complete compared to other downtown San Diego condos. It includes 24hr security, concierge, a fully equipped gym, a lap sized pool, a sauna and a party room for the use of the community. The average HOA fee for a 2 bedroom condo at Sapphire Tower is $800. Other buildings in this HOA fee range offer more amenities but Sapphire Tower has only 97 residences in the building making it a boutique tower so each unit “absorbs” a bit more of the cost to receive the benefit of having just 2, 4 or 6 units per floor and all the benefits of less traffic in such a building.

COMMON AREAS | Rating: 8 out of 10
The common areas at Sapphire Tower are very simplistic but very elegant and well laid out. Maintenance in the common areas is excellent as there is a dedicated staff to take care of all maintenance needs.

INTERIOR FINISHES + FLOOR PLANS | Rating: 8 out of 10
The finishes on condos at Sapphire Tower as delivered by the developer are very good. Premium appliances and fixtures, hard wood flooring and granite is standard in all units.

Floor plans at Sapphire Tower San Diego are not very diverse as there are only 97 residences in the whole building. Floor plans include studios, 1 bedroom, 2 bedroom and 2 bedroom plus den condos and penthouses ranging from 505 to 3,000 sq ft. Penthouse units at Sapphire Tower are some of the most spacious in the downtown San Diego market with almost 3,000 sq ft.

CONSTRUCTION | Rating: 8.5 out of 10
Sapphire Tower’s construction is rock solid made with concrete and steel it features 10.5 foot ceilings and floor to ceiling windows. As of March 2012 there are no litigation issues between the HOA and the developer.

VIEWS | Rating: 8.5 out of 10
Sapphire Tower San Diego condos location allows the building to enjoy terrific bay views. West facing units are facing directly to the bay but the presence of Bayside and The Grande luxury towers to each side in between Sapphire Tower and the bay partially obstruct some of the views. South facing units feature panoramic views of Coronado island and the bay and North facing units offer terrific views of Mission Hills. Eastern facing units, depending on the floor, will offer panoramic mountain views and partial bay views to the right.

Several of the future hotel projects within the North Embarcadero Visionary Plan will affect western and southern views at Sapphire Tower so if panoramic views are a crucial factor for you please proceed with caution when shopping around for Sapphire Tower condos or condominiums in other luxury high rise buildings in San Diego’s Waterfront.

POOL | Rating: 8.5 out of 10
The pool at Sapphire Tower San Diego is an actual lap sized pool, ideal for those that enjoy to swim. The pool deck at Sapphire Tower is directly south of the building so it offers great afternoon sun but morning sun will be partially blocked by the tower.

GYM | Rating: 8 out of 10
The gym at Sapphire Tower is very well equipped with cardio equipment and free weights. The maintenance staff keeps the gym very well maintained.

MAINTENANCE | Rating: 9 out of 10
The staff at Sapphire Tower keeps the building very well maintained in general terms. No issues to point out.

OVERALL RATING | Rating: 8.5 out of 10
Overall Sapphire Tower is one of San Diego’s most unique luxury high rise condo buildings. Great location, complete views and full service amenities paired with a reasonable HOA fee. The unique feature about this building is that there are only 97 residences in the whole tower making it more exclusive, quiet and peaceful compared to other luxury high rises that host an average of 220 residences per building.

The only negative at Sapphire Tower is the lack of a 3 bedroom floor plan, specially in the penthouse units that feature almost 3,000 sq ft.
