Best known for its historic architecture, restaurants, nightlife, entertainment venues, and proximity to Petco Park and the Convention Center, the Gaslamp Quarter also offers a limited selection of residential properties for buyers who want to live in the center of downtown activity.
Sales during 2025 were concentrated primarily at Gaslamp City Square, Trellis, and the Hard Rock Hotel, giving the neighborhood a very different sales profile from larger downtown districts such as East Village or Marina.
A total of 25 Gaslamp District residences closed during 2025, representing approximately $12.45 million in total sales volume. The average selling price was approximately $498,000, while the median sale price was $520,000.
On a price-per-square-foot basis, properties sold for an average of approximately $680 per square foot, with a median of $686 per square foot.
2025 Gaslamp District Condo Market Statistics
The Gaslamp continued to offer a broad range of price points in 2025, from compact Hard Rock Hotel residences in the low-$200,000s to larger conventional condos approaching $800,000.

Unlike 2024, when Hard Rock Hotel transactions represented a particularly large share of activity, the 2025 sales were more evenly distributed among conventional condos and hotel-condo residences. As a result, the median selling price moved back above $500,000 and provides a somewhat more representative indication of the broader Gaslamp market.
Gaslamp City Square Remained a Primary Residential Option
Gaslamp City Square continued to be one of the neighborhood’s main choices for buyers looking for a conventional Downtown San Diego condominium.
One-bedroom residences generally sold between approximately $400,000 and $535,000, while two-bedroom homes ranged from approximately $520,000 to just over $700,000.
Two of the stronger sales were units that closed for $695,000 and $703,000, both at approximately the upper-$600s per square foot.
Most Gaslamp City Square sales fell within a relatively narrow value range of approximately $615 to $730 per square foot, depending on size, floor plan, condition, and location within the building.
For buyers who want to live directly in the Gaslamp Quarter while maintaining a more traditional condominium lifestyle, Gaslamp City Square continued to represent one of the neighborhood’s principal options.
Trellis Remained One of the Most Active Gaslamp Buildings
Trellis also recorded a healthy number of sales during 2025 across studios, one-bedroom, and two-bedroom floor plans.
Smaller residences sold from approximately $345,000 to $400,000, while one-bedroom homes reached approximately $575,000.
Two-bedroom residences generally sold between $525,000 and $665,000.
Most of the building’s larger residences traded around the mid-$600s to low-$700s per square foot. Smaller units naturally produced somewhat stronger figures, including a studio that sold for $400,000, or approximately $821 per square foot.
That transaction represented the highest price per square foot among the 2025 Gaslamp sales.
As with previous years, the Trellis results demonstrate how smaller residences can achieve substantially higher price-per-square-foot figures even when their overall selling prices remain below those of larger condos.
Hard Rock Hotel Activity Slowed Compared With 2024
The Hard Rock Hotel represented a much smaller share of Gaslamp sales during 2025 than it did the previous year.
Several compact residences sold between approximately $230,000 and $290,000, with most measuring between roughly 338 and 431 square feet.
These residences produced price-per-square-foot values generally ranging from the mid-$500s into the low-$700s.
One notable exception was a much larger Hard Rock residence measuring approximately 994 square feet. That unit sold for $800,000, or approximately $805 per square foot, and represented the highest selling price in the Gaslamp District during 2025.
Because that residence is substantially larger than the typical Hard Rock unit, it is not directly comparable to the compact hotel-condo floor plans that make up most sales in the building.
Conventional Condos Dominated the Middle and Upper Price Ranges
Outside of the Hard Rock Hotel, most traditional Gaslamp residences sold between approximately $400,000 and $700,000 during 2025.
One-bedroom condos generally occupied the $400,000 to high-$500,000 range, while two-bedroom residences commonly sold from the low-$500,000s through approximately $700,000.
This provides a more useful picture of the conventional Gaslamp condo market than the neighborhood-wide low and high figures alone.
The substantial difference between property types also explains why Gaslamp values should be interpreted building by building rather than relying too heavily on a single neighborhood average.
What the 2025 Gaslamp District Condo Sales Tell Us
Overall, the Gaslamp District condo market in Downtown San Diego recorded 25 closed sales totaling approximately $12.45 million during 2025.
The median selling price of $520,000 and median value of approximately $686 per square foot provide useful benchmarks for the neighborhood, particularly when compared with the unusually Hard Rock-heavy sales mix seen during 2024.
At the same time, the range from $534 to $821 per square foot illustrates the differences between compact hotel-condo residences and more traditional one- and two-bedroom condominiums.
For buyers and sellers evaluating Gaslamp District condos for sale in San Diego, the most meaningful comparisons continue to be recent transactions within the same building and similar floor plans. Residence size, building type, ownership structure, condition, floor level, parking, amenities, and intended use can all materially affect value.
