Gaslamp City Square accounted for a significant portion of the traditional condominium sales in the neighborhood during 2023.
One-bedroom residences generally sold between approximately $495,000 and $550,000, while two-bedroom condos ranged from approximately $640,000 to $775,000.
Unit #7251 represented the strongest Gaslamp City Square sale of the year, closing for $775,000, or approximately $765 per square foot.
Other two-bedroom residences generally sold in the mid-$600,000s to mid-$700,000s, while price-per-square-foot values were commonly in the $630 to $765 range.
For buyers looking for a conventional full-time residence in the heart of the Gaslamp Quarter, Gaslamp City Square continued to represent one of the neighborhood’s primary options.
Trellis Demonstrated Strong Price-Per-Square-Foot Values
Trellis also remained an important part of the Gaslamp District condo market during 2023.
One-bedroom residences sold from approximately $580,000 to $616,000, while two-bedroom homes generally closed between approximately $668,000 and $755,000.
Smaller residences produced some particularly strong price-per-square-foot figures. A studio at Trellis #208 sold for $480,000, or approximately $1,088 per square foot, the highest price per square foot among the 2023 Gaslamp sales.
Another studio, #1018, sold for $440,000 at approximately $940 per square foot.
These transactions illustrate why price per square foot needs to be interpreted carefully when comparing smaller studios with larger one- and two-bedroom condos. A smaller residence can achieve a considerably higher price per square foot while still selling for a much lower total price.
Hard Rock Hotel Sales Occupied a Distinct Segment
Residences at the Hard Rock Hotel represented a very different segment of the Gaslamp real estate market.
Most of these compact hotel-condo units ranged from approximately 318 to 431 square feet, with selling prices generally between $279,000 and $354,000 during 2023.
Because of their small size, price-per-square-foot values were considerably higher than their total sale prices might suggest. Several residences traded above $800 per square foot, while unit #1232 sold for $325,000, or approximately $1,022 per square foot.
Hard Rock Hotel residences differ considerably from conventional Downtown San Diego condominiums in terms of use, ownership structure, and overall buyer profile. For that reason, their sales are most useful when compared with other Hard Rock residences rather than directly with traditional condos at Gaslamp City Square or Trellis.
Two-Bedroom Residences Reached the Mid-$700,000s
The upper end of the conventional Gaslamp condo market generally remained below $800,000 during 2023.
The highest selling price was $775,000 at Gaslamp City Square, while other notable two-bedroom transactions included sales at $755,000 and $750,000.
The two Hawthorn Place residences included in the 2023 sales closed for $750,000 and $705,000, with price-per-square-foot values of approximately $933 and $830 respectively.
These transactions show that buyers were willing to pay considerably stronger prices per square foot for certain smaller or better-positioned residences, even while total selling prices remained below the levels typically associated with Downtown San Diego’s luxury high-rise market.

The median selling price of $512,000 provides a useful indication of where the middle of the market fell, while the median value of approximately $761 per square foot reflects the neighborhood’s substantial concentration of smaller residences.
The wide range from $630 to $1,088 per square foot also demonstrates why neighborhood-wide price-per-square-foot figures should be used carefully in the Gaslamp Quarter.
