In 2025, closed sales at CityFront Terrace in Downtown San Diego ranged from $725,000 to $1,430,000, with an average sold price of approximately $1,037,500. The median sold price was $1,025,000, which shows that the building’s resale market was centered around the $1 million mark.

The average price per square foot was approximately $853, while the median price per square foot was $845. Most sales traded between the high $700s and high $800s per square foot, with only two sales exceeding $950 per square foot and one sale surpassing $1,000 per square foot.

The highest sale was 500 W Harbor Dr #1201, which closed for $1,430,000, or approximately $968 per square foot. The highest price-per-square-foot sale was 500 W Harbor Drive #1314, which closed for $1,200,000, or approximately $1,030 per square foot.

Two-Bedroom Residences Drove the Market

Almost all of the recorded activity at CityFront Terrace in 2025 came from two-bedroom residences. Of the 15 closed sales, 14 were two-bedroom units, making this segment the clear driver of the market.

The two-bedroom sales ranged from $725,000 to $1,430,000, with an average sold price of approximately $1,045,600 and an average price per square foot of about $860. This shows a fairly strong and consistent two-bedroom market, especially for units priced around $1 million.

The lower end of the two-bedroom market was represented by unit 808, which sold for $725,000, or $693 per square foot. On the upper end, unit 1201 sold for $1,430,000, while unit 1314 produced the strongest price-per-square-foot result at $1,030 per square foot.

Pricing Was Fairly Consistent, With a Premium for Better-Positioned Units

CityFront Terrace showed a more compressed price-per-square-foot range than some of Downtown San Diego’s taller luxury towers. Many of the sales clustered between approximately $800 and $900 per square foot.

Several units traded very close to one another despite different floors and closing dates. For example, units 903 and 804 both sold for $1,050,000, or $887 per square foot. Unit 306 sold for $999,999, or $845 per square foot, while unit 919 sold for $995,000, or $840 per square foot.

The strongest pricing was achieved by units 1314, 1201, and 1104, which sold at $1,030, $968, and $938 per square foot, respectively. These sales suggest that buyers were willing to pay a premium for better views, higher floors, superior orientation, or more desirable interior finishes.

Days on Market Showed Healthy Buyer Demand

The average days on market was approximately 34 days, while the median was 20 days. This suggests that most CityFront Terrace condos sold within a reasonable marketing period, although a few longer listings pulled the average higher.

Several units sold very quickly, including unit 903, which sold in only 2 days, unit 306, which sold in 5 days, and unit 713, which sold in 6 days. These quick sales indicate that well-priced CityFront Terrace condos continued to attract strong buyer attention in 2025.
