Originally planned as an apartment rental complex, BOSA’s Ninth & B Street has now been switched to condos in a much anticipated move by BOSA development.

The original plan called for a 389 unit apartment building. But on March 20, 2024 BOSA submitted plans to the city to transform the project into condos for sale.

Ninth and B condos will consist of a 40 story condo building with 389 condominium residences. Located at the edge of the East Village district and the city’s core where most office buildings are located, at first glance this project’s location might not be as appealing as that of other BOSA buildings. However this location holds an amazing potential for the future as the area develops and also offers a central location in between Columbia / Little Italy district, the East Village and Cortez Hill. Also offering very easy freeway access and proximity to Bankers Hill and Balboa Park.

A typical BOSA building of this size has between 200 to 300 units. This one will have 389 units so we anticipate units will be smaller in size ranging from 1 bedrooms to 2 bedroom units and most probably no 3 bedroom units will be included in the floor plans offered.

No official floor plans or any other details have been released by the developer yet.

BOSA probably decided to switch to condos as there are thousands of apartment rental units currently under construction in downtown San Diego (mostly on the East Village) and many of the apartment rental buildings in current existence have vacancy rates of up to 10%.

New apartment rental laws passed in San Diego last year might have also affected BOSA’s thoughts on what it implies to be a housing provider making the switch into condos not just be a financial decision that provides a better return on investment (there is a lack of condo supply in San Diego downtown) but also less headaches to BOSA as a company as its is main business is building condos and not being a housing provider.

Construction on this project started in 2022, but it was halted in late 2022 and still remains a hole in the ground. Therefore we anticipate construction to take 2 years from start date which could be anytime in the next 3 to 6 months as new permits get approved by the city. BOSA is already working on the sales center for this project so sales should start by summer 2024.
