Sapphire Tower had 18 condos sales for 2012 of which 7 were above $1 million.  Most of these were sold as new construction with terrific pricing per square foot offered by the developer.

Sapphire Tower still has a few penthouse residences offered for sale as new construction. These will probably go as some of the best priced per foot in 2013 as the developer intends to sell out this year.

Sales Pricing per Square Foot

Pricing per square foot at Sapphire Tower for 2012 ranged between $412 and $704 with the average sale being $546 per square foot.

The lowest sale per foot was 2 bed 2 bath condo with 1,772 sq ft of living space. Located on the 6th floor with limited views this was a terrific buy at $412 per foot. Sales price for this unit was $730,000.

The highest sale per foot was $704 per foot for a 2 bed 2 bath penthouse level unit on the 31st floor with panoramic views. Total sales price was $1,987,000 which is a terrific deal for such a large penthouse unit in a luxury building. It is important to remember that penthouses in other similar buildings typically sell in the $800 to $1,000 per foot range.

Overall Sales Price

The lowest sale overall at Sapphire Tower for 2012 was $292,000 for a studio residence with 505 sq ft. Per foot pricing on this unit was $578/foot.

The highest overall sale was for a penthouse level unit on the 29th floor that sold for $2,000,000 (or about $671 per foot). This penthouse features 2,901 sq ft with panoramic views of the bay.

The average selling price at Sapphire Tower for 2012 was $902,067.
