Sales at Electra ranged between $184 per foot to $927 per foot with the average being $510 per sq ft.
The lowest priced sale per foot was $184/foot for a 2 bedroom plus den 2.5 baths town home on the ground level with 2,450 sq ft of living space. This home sold at a very low $184 per foot which is almost unheard of for a unit in a building of this caliber. I recall this sale being a bank owned condo that was in the market for a while with multiple price reductions. Because of the location and layout of this specific unit not many people were attracted to it and thus the lower price.
The highest priced sale per foot was $927/foot for a penthouse level 2 beds plus den 2.5 baths condo with 1,834 sq ft that sold for $1,700,000. Located on the 41st floor this residence offers magnificent views of the San Diego bay.
Overall Sales Price
Overall the lowest priced sale at Electra for 2012 was $425,000 for a 2 bed 2 bath 1,165 sq ft condo located in the 11th floor with some views of the water.
The highest price sale was for unit #2695/6 which are two units combined into one large residence with 2,709 sq ft of living space on the 26th floor. This one sold for $1,995,000 (about $736 per foot is a deal for this type of residence!).
The average selling price at Electra for 2012 was $747,036.
